Town Square | Historic Chevy Chase home has child’s space in mind

One of the most interesting listings in the region is an elegant property that combines the historic with the modern.

The home at 3810 Bradley Lane was among the original homes in the Village of Chevy Chase (Maryland), built in 1910 and renovated in 2005. The property, which is selling for $4.9 million, has spaces for adults and children.

Spaces for the kids include the lower level playroom, outfitted with full-size trees made of wood and foam along with a tiny child-size passageway into a secret play area. Future owners can convert this space into a media room if desired since the walls already have the appropriate wiring in place.

Adults can use the living room with its marble fireplace, the formal dining room, the sunroom or the expansive sun-filled family room adjacent to the gourmet kitchen.

The grounds include a second-story roof deck, a terrace with a built-in grilling station, a spacious yard with a dining pergola, a side terrace with a fire pit and fountains and a children’s play area.

Embassy of Georgia mansion listed for $4.9M

For more than 100 years, the building housing the Embassy of Georgia at 2209 Massachusetts Ave. NW has been a fixture in Embassy Row. Now the owner of the 9,000-square-foot mansion, which has leased the structure to Georgia since 2007, is selling the property for $4.9 million.

The five-floor mansion features mahogany banisters, ornate plaster ceilings, multiple fireplaces, three skylights and ceiling heights ranging from 9 to 12 feet. While the building clearly functions as an embassy, the 23 rooms and six bathrooms could be converted into a personal residence.

The building, previously leased to the United Arab Emirates and the Ukraine, also comes with three off-street parking spaces.

DelShah Capital is selling the building, the company’s last asset in Washington, to focus on its New York City properties.

The Republic of Georgia is leasing the property through January 2016 with a provision that either the landlord or the tenant can terminate the lease with six months notice. The property is listed by Henry Schuldinger with the Greysteel Company. For more information visit www.greysteel.com.

Shortages worsen in some D.C. neighborhoods

Despite recent reports from multiple listing service MRIS that the overall supply of houses for sale in the Washington region is improving, shortages are worsening in several D.C. neighborhoods.

In July, the inventory of listings in the District dropped by 26 percent compared to July 2012, according to Long & Foster.

Buyers looking in Logan Circle and Dupont Circle had an even tougher time finding a home, with inventory down by 56 percent compared to July 2012. Two other neighborhoods with dramatically lower inventory in July were Southwest and the Waterfront (down 49 percent) and Spring Valley and Wesley Heights (down 41 percent). Sellers fared best in Penn Quarter and Shaw, where the median sales price was by 38 percent compared to last year.

Realty firm introduces agent-branded apps

All of Keller Williams Realty‘s 88,000 agents have their own personal app. The company, the largest real estate franchise in the United States, is providing a unique URL and text code to share with consumers.

The free app, available to both consumers and agents, is available for Apple and Android devices. The app will be individually branded with agent’s name and contact information and include advanced capabilities for capturing leads when consumers search for homes.

Consumers will be able to use the app for GPS localized listings matching their criteria and price range. Buyers can then swipe through photos and listings and add interesting prospects to saved searches, which are then synced with the agent’s Web site. Agents and prospective buyers can communicate quickly by text, e-mail or phone calls to discuss the shared results of property searches.
