A row house at 1321 21st St. NW in Dupont Circle is being converted into a six-unit condominium building called Newport 21.

The building, designed by architect H.R. Howenstein, was constructed in 1921. Now the Rubin Group has restored the façade of the building, raised part of the roof and added a basement entrance to the front. In back, the building has been transformed with a four-level (three above ground and a basement) rectangular addition of brick, metal and glass. Inside the building is a stairwell/atrium space with skylights that connect the original and new sections.

The Newport 21 condominiums include three one-bedroom and three two-bedroom units ranging from 500 to 1,200 square feet. Each unit has 8.5- to 10-foot high ceilings, hardwood flooring, an open floorplan and a modern kitchen with granite counters, a glass tile backsplash and stainless steel appliances.

Prices range from $409,900 to $899,900. Four of the units have outdoor space and the two most expensive units each have a parking space. The two-level penthouse unit has a private 600-square-foot rooftop deck with views across the city to the spires of Georgetown University.  Groups to hold forum on downtown housing growth

The explosive development of condominiums and apartments in downtown Washington’s Mount Vernon Triangle area has brought new families into the neighborhood who need to navigate the challenges of the city’s public school system.

To help these families, the Mount Vernon Triangle Community Improvement District (MVT CID) and Kids in the Triangle are hosting a public forum called “How Growing Downtown Families Approach D.C. Public Education” on Wednesday, Feb. 12 from 7:30 to 9 p.m. at Mt. Carmel Baptist Church, 901 Third St. NW. The free event will be moderated by MVT CID President Claire Schaefer Oleksiak, and will include panelists Kaya Henderson, chancellor of the D.C. Public Schools; Scott Pearson, executive director of the D.C. Public Charter School Board; and Michael Moss, principal of the Walker Jones Education Campus in Northwest Washington.

Ultra-luxurious condos coming to Georgetown

Eastbanc is building seven condos at 1055 High, 1055 Wisconsin Ave. NW in Georgetown overlooking the C & O canal.

Sales are anticipated to begin in late February or early March for these units, which have 3,300 to 4,300 square feet and a private terrace or balcony. Prices are expected to range from $3 million to $5 million for the units, which have three or more bedrooms and three or more bathrooms.

The building will include a landscaped roof terrace with a swimming pool and a glass-enclosed fitness center. Each unit comes with two reserved parking spaces and guest parking will be available as well, a prime amenity in parking-starved Georgetown.

New title company enters D.C. market

Kensington Vanguard National Land Services, one of the largest national title insurance and settlement agencies in the United States, has entered the Washington market by acquiring New Era Title and Clear to Close Settlement Services, both based in Fairfax County.

Kensington Vanguard is in the midst of a national expansion and identified the two Northern Virginia companies as market leaders in the area. The company was particularly interested in expanding in the Washington area because of its robust housing market.
