It’s no secret that home sales have slowed this year in the Washington area and across the country. But, according to online real estate site Redfin, that’s hardly the case with uber-luxury homes in the top 1 percent of the market.
In metropolitan Washington, sales for the top 1 percent in April were up 2.4 percent, Redfin says, while the rest of the market was down 8.7 percent.
High-end sales in other regions experienced much more dramatic growth: Sales of the top 1 percent soared 20.3 percent in Boston, 54.8 percent in Raleigh-Durham, N.C., and 96.2 percent in Oakland, Calif.
Homes in Washington’s top 1 percent cost $1.64 million and above, 4.7 times the median sales price for the market. About 27 percent of the luxury buyers are paying with cash, Redfin says.
Redfin’s analysis shows that D.C.’s housing market is in the middle of the pack. In Atlanta you could buy a luxury home for about half the cost of one in the D.C. area. But in Miami, Los Angeles or San Francisco, a luxury home is more than double the price of one in the D.C. area.
According to Redfin, the three Washington-area neighborhoods with the most expensive homes are: Georgetown, with an average luxury price of $2.895 million; Rosslyn, with an average luxury price of $2.539 million; and Kalorama Heights, with an average luxury home price of $2.49 million.
With the help of Rockville-based multiple listing service MRIS, we compiled this list of 10 over-the-top Washington-area properties that recently went on the market for prices ranging from $5.39 million to $9.8 million:
• 2933-43 Benton Place NW, Washington: $9.8 million
This Mediterranean-style villa in Massachusetts Avenue Heights includes 11 bedrooms, nine full baths and three half baths. Built in 1927 and renovated and expanded in 2002, the mansion has more than 15,000 square feet and sits in a park-like setting near Rock Creek Park and Embassy Row. The grounds include a swimming pool, lawns, patios and gardens. The home is listed by Michael Rankin of TTR Sotheby’s International Realty.
• 1004 Founders Ridge Lane, McLean: $8.495 million
Built by the Galileo Group in 2007, this 11,000-square-foot residence has five bedrooms, six full baths and two half baths. Designed by architect Richard Foster, the home has arched doorways, coffered ceilings, a dome ceiling above the main staircase and elaborate millwork. The living space extends outdoors onto a stone terrace overlooking a pool, three waterfalls, a children’s pool, a raised spa tub and a pavilion with a fireplace and a full bath. • 2728 32nd St. NW, Washington: $7.5 million
The home is reminiscent of an Edwardian estate, with a pergola and porte cochere at the entry semi-shielding the gardens, said real estate agent Margot Wilson of Washington Fine Properties. “Some of the magnificent interior features of the house were reclaimed from the John Hay and Henry Adams residences,” Wilson said. “These elaborate Romanesque structures were designed in 1884 by Henry Hobson Richardson across from Lafayette Square, and were being razed to allow for the construction of the Hay Adams hotel.”
• 2510 Foxhall Rd., Washington: $7.495 million
This 9,700-square-foot estate, built in 1935 and renovated in 2006, has seven bedrooms, eight full baths and four half baths, along with terraces, a courtyard surrounded by boxwoods and a swimming pool. “This Georgian-style English country house sits on 1.4 lush acres in Wesley Heights, one of the most prestigious neighborhoods in Washington,” says listing agent William F. X. Moody of Washington Fine Properties.
• 8909 Harvest Square Court, Potomac: $6.9 million
The former residence of an ambassador, “Ayrlawn” has nine bedrooms, 14 baths and seven fireplaces. After buying the property in 2007, Silicon Valley entrepreneur Michael Mansouri oversaw renovations. “While retaining the stately elegance of this Classical Georgian Revival, a top designer, master technicians and old world craftsmen blended today’s state-of-the-art technology with warm, sophisticated décor,” says agent Stacey Sauter of Long & Foster Luxury Properties and Christie’s International Real Estate.
• 4 Thompson Circle NW, Washington: $6.749 million
This 1929 English-inspired manor has nearly 10,000 square feet of living space with seven bedrooms and seven full baths. “The current owner has managed a magnificent reconstruction that blends cutting edge amenities and systems with the home’s original period detailing, including moldings and mill work, and the preservation of fine leaded glass windows,” says Moody of Washington Fine Properties.
• 22456 Willisville Rd., Upperville, Va.: $5.925 million
This estate sits on 118 acres and includes a 7,000 square foot residence, a guest house, a tenant house, a stable, a swimming pool and two ponds. “I love that this property looks like a traditional cottage style stone house typical of this area with a slate and copper roof from the front — but the back opens to a bright, open light filled home with large doors and windows overlooking the spring-fed ponds, the Blue Ridge mountains and the 300-year-old oak trees,” says Helen MacMahon, associate broker of Sheridan-MacMahon in Middleburg.
• 3235 R St. NW, Washington: $5.5 million
The four-story home has seven bedrooms, 5.5 baths, a large back yard with a deck and trellises for vines plus off-street parking for multiple cars. “This is a premier detached home on land rarely available in Georgetown,” says Nancy Taylor Bubes of Washington Fine Properties.
• 3815 Bradley Lane, Chevy Chase, Md.: $5.495 million
At nearly 10,000 square feet, “Boxwood,” built in 1902, has a guest house and a sports court on the grounds. The gabled Colonial revival estate “features unmatched privacy by the soaring maple trees and mature landscaping throughout the impressive 1.25-acre property, making it one of the largest estates in Chevy Chase,” says Moody of Washington Fine Properties. “The many fine rooms are ready for large scale entertaining and also updated for the lifestyle of today’s family.”
• 626 Philip Digges Drive, Great Falls: $5.39 million
Custom-designed and constructed by BOWA builders, this stone French Normandy-style home includes artisan craftsmanship and materials and design elements from around the world. With nearly 15,000 square feet of living space, five bedrooms, seven full baths and three half baths, this house was designed to accommodate entertaining on a grand scale. The grounds include a custom-designed pool overlooking a private lake. The house is listed for sale by Robert Carney and Jill Park of TTR Sotheby’s International Realty.
