Madison Investments, PGN Architects and the John Reid Companies are working with Hoar Construction, a national construction firm in operation since 1940 that is entering the D.C. market, to build Elysium Fourteen, a nine-story, 56-unit apartment building at 1925 14th St. NW.
The project includes the renovation and restoration of two existing buildings that will be joined to a new LEED-certified apartment building with ground floor retail space. The buildings, at 14th Street and Wallach Place just one block from the U Street Metro station, will have 12,500 square feet of retail space. Residents should be able to move into the building in the fall of 2015.

D.C. ranks as a ‘Top 10 Foodie City’
Given the volume of new restaurants that open each week and the number of eateries in the city and its suburbs developed by “Top Chef” participants, it’s no surprise that D.C. made it onto the “Top 10 Foodie City” list by Livability.com.
What is surprising is that cities like New York, San Francisco and Chicago didn’t make the list. In fact, the No. 1 city is New Haven, Conn., while D.C. is No. 10. In order to generate the list, the editors of the site looked at:
• how often families eat at locally owned restaurants
• how much the average resident spends eating out
• accessibility residents have to healthy foods like fruits, vegetables and quality meat
• the availability of established farmers markets
• the number of restaurants that use locally grown ingredients
• the number of critically acclaimed restaurants
• the number of successful chefs
• the number of winners of James Beard Foundation Awards
D.C.’s presence on the list results from its support of local farmers, regional cuisine and opportunities for residents to try new food experiences.
West Coast developer of homes for 55 and older to enter Virginia market
Shea Homes, which has been developing active adult communities for people 55 and older on the West Coast since 1999, is bringing its Trilogy brand of active adult homes to Lake Frederick.
Trilogy at Lake Frederick, located at the foothills of the Blue Ridge Mountains near Winchester, Va., sits on 900 acres and will include an array of resort-like amenities. Trilogy at Lake Frederick features two buildings, both part of the Shenandoah Club and overlooking the lake, which are home to the resort amenities such as restaurants, a gym and spaces for clubs and classes to meet. The development will also include an outdoor amphitheater.
The homes at Trilogy at Lake Frederick will be built in two collections and each model will have a first-floor master bedroom suite. The Piedmont Collection homes have 1,678 to 2,057 square feet with two or three bedrooms, two baths and a two-car garage, while the Blue Ridge Collection homes have 2,151 to 2,628 square feet with two to five bedrooms, 2.5 to three baths and a three-car garage. Prices have yet to be determined.

Bid on property from your couch
Auction.com recently introduced a new iPad app that allows buyers to find properties available at auction and bid on them directly from their tablet.
While homebuyers are already accustomed to searching for property on their mobile devices, the Auction.com app includes both residential and commercial properties and lets users complete the entire transaction from a tablet.
Users tap on an interactive map of North America and then search based on criteria such as location, property type, opening bid, size, age and financing options. They can set up a personal dashboard for immediate auction updates and bidding. The free app is available at Apple’s app store or at www.auction.com/ipad.
