Town Square | U Street apartment projects switch to condos

A few years ago, condominium projects under development were quietly being converted to rental units because of the combined effects of the housing crisis and the recession.

In a sign of the improving economy and demand for condos in the city, the JBG Companies have decided that two of their upcoming rental developments in the District will be split with each of them including one building of rentals and one of for-sale condos. The Atlantic Plumbing project and the Hatton are in the U Street corridor.

According to Matthew Blocher, senior vice president of the JBG Companies, each of those projects, which are two distinct developments with different character, have two stand-alone buildings making it easy to separate them into condo and rental properties. Amenities and services are specific to each building.

The Hatton at 1921 8th St. NW is the smaller of the two buildings that were both called the Shay. The 91 condos in the six-story Hatton will start selling later this year in the high $300,000s and are expected to be ready for residents in the spring of 2015. The residences will have upgraded appliances, 9-foot or higher ceilings and floor-to-ceiling glass windows.

The Atlantic Plumbing development at 2030 8th St. NW will have 65 condos in the six-story building, with floor-to-ceiling windows in the unit. The building will have a rooftop terrace, a fitness center and a clubroom. Prices will range from high $300,000s to $1.5 million and sales will begin this fall.

South Cathedral Mansions to be renovated

One of Woodley Park’s most familiar landmarks, South Cathedral Mansions at 2900 Connecticut Ave. NW in the District, will receive a makeover by Commonwealth Cooperative, a joint venture by CAS Reigler and Commonwealth Residential.

The apartment, designed and developed in 1922 by Harry Wardman and Mihran Mesrobian, is across the street from the National Zoo and one block from the Woodley Park/Adams Morgan Metro station.

The two-year renovation, set to begin in November, will provide modern amenities and preserve the historic character of the building. The apartment layouts will be reconfigured and previously unused attic space will be used to add 29 new apartments to the building, 17 of which will have dramatic ceiling heights of 20 to 30 feet.

The project will also provide new interiors for the existing apartments, new central heating and air conditioning, upgraded common areas, a fitness center and community space within the original carriage house on the grounds.

South Cathedral Mansions is on the National Register of Historic Places and the D.C. Inventory of Historic Sites.

Leesburg  winery and home are listed

Hidden Brook Winery, at 43301 Spinks Ferry Rd. in Leesburg, is on the market for $1.199 million.

The price includes the 20-acre winery, a 200-member wine club, a tasting room, all the winery equipment and five acres of thriving vines.

Homebuyers gain access to insurance reports

While homeowners and sellers have long been able to access their insurance records by requesting a CLUE report, prospective buyers had to ask the sellers to provide them with this information as part of contract negotiations.

Now Housefax, a company that provides housing reports to consumers, has introduced the Housefax Insurance Claims Report that consumers can request before they make an offer on a home. Buyers can find out about major insurance claims for fire, theft, flood damage and storm damage that could impact the cost of their future insurance premiums or provide information about previously undisclosed repairs or problems in the house.

Requesting an insurance claims report is similar to obtaining a credit report, so the Fair Credit Reporting Act (FCRA) requires authorization from the homeowner before insurance claims information can be released.

Housefax acts as the intermediary to contact the homeowner for approval and will protect the identity and personal information of the homeowner.
