How long can mortgage debt be pursued?

Some states and the District have a special exemption that extends the time — it is three years in Maryland and the District — that debt collectors can pursue homeowners in court. With the exemption, that time period is extended to 12 years. After a judgment, collectors have an additional 12 years to collect and a one-time 12-year-renewal of that judgment, for a total of 36 years to pursue homeowners.
