When Al Leandre and his wife, Lisa, were ready to downsize into their empty-nester home, they were both drawn to the Edgewick model home, part of the Coventry Collection by Miller & Smith.
“We both loved everything about that model when we saw it at Maple Lawn over in Howard County, except that it had a detached garage, and my wife was adamant that we have an attached garage,” Leandre says. “We happened to see a sign for Poplar Run in Montgomery County and found that same model with an attached garage. We put a deposit down that day.”
The Leandres appreciate the location of Poplar Run in Silver Spring, not far from where the couple lived in Wheaton when they were first married.
“The amenities are already here, too, including a pool, walking paths and a clubhouse,” says Leandre, noting that they added more than $100,000 in options to their home, such as hardwood flooring throughout, upgraded lighting, a fireplace and a luxury master bathroom.
“My wife said, ‘Oh, my God,’ the first time she stepped into our new shower — she was so excited,” Leandre says. “The floor plan is great for us, too, because we have three bedrooms and a loft upstairs and a finished bedroom and bath in the basement for guests.”
Dining room or bedroom? Miller & Smith’s newest model, the Brindley, has an open floor plan on the main level with a formal dining room at the front that can be converted to a first-floor bedroom. Across the hall is a study, and nearby is a powder room. The rest of the main level features an open kitchen with an oversize center island, a keeping room and a great room. Buyers can add a covered porch and a two-sided fireplace to this space. The main level also has a walk-in pantry and a family foyer with a closet off the garage.
Upstairs, the master suite has two-walk-in closets, a luxury bathroom with an oversize shower and an optional screened-in sleeping porch. Shopping and recreation: The community is close to downtown Silver Spring for shopping and entertainment, near Wheaton Mall and Brookside Gardens, a botanical garden on the grounds of Wheaton Regional Park, which has 300 acres with an ice rink, ballfields, hiking trails and a dog park.
Living there: Phase 2 of Miller & Smith’s section in Poplar Run includes 45 single-family houses. Twenty-three houses have sold since sales began on this section in June 2013. Twenty-two are for sale. Two floor plans are available, ranging from $584,990 for 2,725 square feet to $609,990 for 3,149 square feet.
The community is bordered by Layhill Road on the west, Wagon Way and Bonifant Street on the north and the Northwest Branch Park on the south and east.
Schools: Glenallen Elementary School, Col. E. Brooke Lee Middle School and the Downcounty Consortium 5 for high school: Blair, Kennedy, Einstein, Northwood and Wheaton.
Transit: Glenmont Metro station on the Red Line is minutes from the community, and there are multiple bus stops on Layhill Road just outside Poplar Run that connect to Metro and to Georgia Avenue in the District. The Intercounty Connector is also nearby.
