Gaslight Square condominums in North Arlington offer spacious urban living

Gaslight Square is a condominium property on a 21 / 2-acre city block in the heart of North Arlington.

It comprises three parallel four-story buildings — two are complete and mostly sold and construction will start soon on the third — with a red-brick-and-glass wall facade, large windows and abundant private outdoor space. It’s steps from Arlington’s thriving commercial core.

The property resonated with Marlene Tucker, who moved there recently with her husband, Andy, from a 5,800-square-foot house in Arlington.

“I wanted a large outdoor space with room for table and chairs. I needed a second bedroom so my daughter, Caroline, could come home from college and be comfortable. I wanted to be on the subway,” she said. “Gaslight has it all.”

The $80 million project embodies the greatest hits of developer Jim Abdo’s urban residential developments.

“I took bits and pieces of the things I loved most from my previous projects and designed them into this empty canvas, this city block,” he said.

High-end appliances: Ceilings are 10 feet high throughout the units, but 20 feet high in the loftlike living-dining area. “In the real estate world, people look at sellable square footage, but we looked at volumetric space,” said Gordon Buist, Abdo’s chief operating officer. “We tried to squeeze every inch we could out of the whole space.”

The result is “dramatic open space with few walls that lets you breathe more and allows easy flow,” Abdo said. “When you walk in it feels large.”

Hardwood floors blanket the rooms. Master baths offer dual-head and dual-controlled showers and dual sinks with tiled shower walls. Kitchens have a Wolf range, Sub-Zero refrigerator, Asko dishwasher and quartz countertop.

“The units feel like a townhouse” even though they’re set in a multi-story building, Buist said. “People love condos because there’s no maintenance. They like to lock the door and walk away for a few weeks at a time. But they also love the privacy of single-family living. We designed the property to get the best of both worlds.”

All units have private entry doors, and upper level units have direct access elevators. There are no common hallways.

Buyers have practically no decisions to make after selecting a unit because everything is standard. “We wanted to take all the frustration out of the purchasing process,” Buist said.

They can, however, opt to work with California Closets for a closet system; Mecho Shades for window blinds; and Ultimate Tech Solutions for audiovisual components.

Urban living: “This is truly a smart growth location,” Abdo said. “I live in the District and am a huge advocate of urban living. I knew I could create a close-in neighborhood on this block because of its proximity to the urban core.”

The location has the key elements people like in a city, such as shopping, and a dense population supports this retail. A revival in Rosslyn with new shops, businesses and ongoing construction is poised to bring even more people to the area.

“I’m so happy here. I don’t understand why everyone wouldn’t want to live like this,” Tucker said. “Even my 70-year-old mother loves it. She came to look at our place and went back home to Manhattan, sold her one-bedroom co-op on the Upper East Side and bought the flat below us.”

An abundance of urban shopping plazas and retail choices is steps away: Whole Foods Market, Safeway, Trader Joe’s, FedEx, a post office, cleaners, Gold’s Gym, Apple store, Barnes & Noble, Crate and Barrel, Williams-Sonoma and Pottery Barn. The scene buzzes at night with dozens of packed restaurants and bars.

Living there: Gaslight Square will comprise 117 condo units in a block bordered by Clarendon Boulevard, North Queen Street, North 16th Street and North Quinn Street. Seventy-six units in Buildings 1 and 2 are occupied, one is under contract and three (penthouses) are for sale. Pre-sales in Building 3 are getting started.

Three models are offered — lofts, flats, penthouses — in six floor plans with varying sized front patio, second-floor balcony or rooftop terrace.

Transit: Gaslight Square is walking distance to Clarendon and Court House Square Metro stations. It’s a two-minute drive to Lee Highway, U.S. Route 50, Interstate 66 and Key Bridge between Rosslyn and Georgetown.
