When Price, Conditions Are Right, the Sale Moves Swiftly

Stevens's advice to sellers: If the house hasn't sold in 40 to 60 days, "you need to adjust the price." And a seller "needs to have that plan in mind the day you put your house on the market."

There are other ways to attract attention, including:

· Offering financial incentives, such as help with closing costs; paying points to buy down the buyer's interest rate; paying condo or homeowners association fees for a set time; and paying for repairs.

· Upgrading the kitchen and bathrooms, two areas that buyers focus on, before listing.

· Improving the "curb appeal," which can be the stopper on a first visit.

· Increasing marketing.

· Offering home warranties designed to cover repairs of some mechanical systems in certain circumstances.

Hout, the Georgetown owner, has added a warranty on her 100-year-old house. "A lot of people ask for it. It provides a little sense of comfort level," she said.
