Construction of Democracy Medical Center in upper Bethesda, an area that's drawing several prominent companies, is nearly finished.
Designed by architect Wilfrid Worland in an authentic Georgian-Federalist style, the 13,000-square-foot building at 6300 Democracy Blvd. has 12 suites that are leasing for $14 a square foot. Baier Properties Inc. is developing the $2 million project, with Crowell & Baker Inc. doing the construction.
Leasing is through John F. Donohoe & Sons Inc. near the new headquarters buildings of Martin Marietta, Mariott and IBM. Suburban Trust Bank Corp. also plans to relocate nearby in a new Rockledge II building.
Advance Technology Inc., now based in Tysons Corner, has contracted to take 95,000 square feet in a Cascade Center building being constructed at Reston Avenue and Sunrise Valley Drive in Reston. The four-story building is being developed by Dupree District Associates of Boston. Coldwell Banker arranged the lease, and occupants can move in in spring 1982. Advance Technology is a consultant and contractor to the federal government.
Savage-Fogarty Companies Inc. has acquired an office building site at 18th and H streets NW, where Amfas Vast Goed B.V., a Dutch insurance firm, plans to build a 50,000-square-foot office building. The 5,700-square-foot site was acquired recently from the Burroughs Corp. for $3.1 million. Carey Winston Co. acted as broker. Savage-Fogarty will develop the building and also handle leasing and management.
Walker & Dunlop arranged $4.5 million in financing for a hotel to be renamed the Phoenix Park at 520 N. Capitol St. Owner Daniel J. Coleman, who operates the Dubliner restaurant and bar on the first floor, plans extensive renovations. Formerly called the Commodore, the hotel will have 84 rooms when work is completed.
Gibbs & Hill, a subsidiary of Dravo Corp., has leased 7,400 square feet in a building at 1225 19th St. NW. Cushman & Wakefield negotiated the transaction, which involves a multiyear lease for $1.3 million. A mass transportation systems engineering firm, Gibbs & Hill plans to relocate its executive office from 1801 K St. NW. to the new building.
