In the continuing revitalization of the Franklin Square area, once a haven of adult book stores and pornographic movie theaters, the Hadid Development Corp. completed its most recent project last week: a $20 million neoclassical building at 1212 New York Ave.

The 12-story structure was designed by the firm of Keyes Condon Florance and echos the architectural lines of the National Museum of Women in the Arts next door.

"In 1212 New York Avenue we sought to create a structure that would blend with the traditional architecture in the area while retaining an identity of its own," said Marty Denholm of Keyes Condon Florance. Donohoe Construction built the structure and Design for Business Planning Interiors (DBI) did the interior planning.

High arches and two monumental columns highlight the entrance of the building. The lobby, with elaborate Turkish marble and wood finishes, extends throughout the building and connects the H Street and New York Avenue entrances. The facade has curved bronze reflective glass along with a combination of precast concrete and brick.

Hadid Development is looking for associations and businesses that need between 4,000 to 9,500 square feet of office space to fill the 105,000-square-foot building. Annual lease rates for the project are between $27 and $32 per square foot.

"Sometimes small and elegant is better," said Barry Lewis, director of marketing and leasing for the company. Several floors will have single tenants, because "it's nice to come off an elevator and see your name right there out front, rather than having it hidden among a hundred others," Lewis said.

Clark Tribble Harris & Li Architects, a leading architectural firm, leased 12,703 square feet at 1250 14th St. NW from Leggat McCall.

Duron, a paint and wall covering manufacturing firm, leased 15,000 square feet at Westech at Dulles, 14160 Sullyfield Cir., Herndon from The Cambridge Cos.

International Telesystems Corp., a telemarketing systems marketing company, leased 15,600 square feet in the Monroe Business Center, 560 Herndon Pkwy. in Herndon from The Cambridge Cos.

Municipal Leasing Corp. leased 16,000 square feet at Oakbranch Plaza at the Branches, Robert Fulton Dr., Reston from The Cambridge Cos.

Software Express, a computer software manufacturer, leased 16,700 square feet in the Monroe Business Center, 560 Herndon Pkwy. in Herndon from The Cambridge Cos.
