Renovation is nearly complete on 815 Connecticut Ave. NW, a 12-story, 191,000-square-foot office building overlooking Farragut Square and the White House.

Chambuild Associates is redeveloping the building, which it purchased in 1983. The structure was formerly known as the Chanin Building. One of its major tenants was the law firm of Hogan & Hartson, which moved to Columbia Square.

"When Hogan & Hartson outgrew and vacated the building last year, it presented us with the opportunity to carry out a major renovation," said Carol Modi, vice president of Galliford Management Inc., the building's developer and manager.

The building has undergone a $6.5 million restoration of its exterior and interior designed by Skidmore, Owings & Merrill. The facade was reconstructed with white marble, and balconies were added to the corner of the building overlooking Farragut Square.

The lobby, elevator lobbies on each floor, and the elevator interiors were refinished with marble, granite and mahogany. Also, new heating, ventilation and air conditioning, as well as new elevator control systems, were installed.

The 113,000 square feet of office space that opened up when Hogan & Hartson moved has been gutted and will be customized for tenants. A total of 7,000 square feet of retail space will be at street level.

The building's current tenants include Ford Motor Co., Capital Bank, and the law firms of Baker & McKenzie and Clifford & Warnke. The building's leasing agent is Julien J. Studley Inc.

In other developments in commercial realty: Wang Laboratories Inc. leased 24,523 square feet at 2001 M St. NW from Post Office Box Associates. Barrueta & Associates was the leasing agent.

Blue Cross and Blue Shield Association, a health maintenance organization, leased 17,447 square feet at 655 15th St. NW, from Oliver T. Carr Co. Coldwell Banker was the leasing agent.

Rohde & Schwarz Inc., a supplier of electronic test equipment, leased 19,000 square feet at Forbes Center, 4425 Nicole Dr., Lanham, from Birtcher/Butcher. Birtcher/Butcher was also the leasing agent.
