The following actions were taken by the Board of Zoning Adjustment at its May 31 public meeting.

Granted with conditions, subject to further review by the board, the application of James B. Huntley and Hugo Bartolucci for a special exception to permit a new residential development and for a variance from the lot occupancy requirements to permit the construction of four row dwellings in the low-density apartment house district at 2266 Hunter Place SE.

Granted with conditions the application of the trust of Margaret Weaver, et al, for a special exception to continue the use of a parking lot in the one-family semi-detached dwelling district at 3831 McKinley St. NW.

Deferred the application of George Basiliko for variances from the use provisions and the parking requirements to permit use of 4801 Benning Rd. SE, which lies in a neighborhood shopping district, as a public hall.

Denied the application of Elizabeth Curry Williams for a variance from the use provisions to permit professional offices in the medium-high-density apartment house district at 2106 Connecticut Ave. NW.

Deffered the application of Banks and Isen for a variance from the use provisions to permit an amusement arcade as an adjunct commercial use to a hotel in the high-density building district on part of the first floor at 1501 Rhode Island Ave. NW.

Granted in accordance with the revised plan the application of Willie Roger and Barbara Jean Lee for a special exception to permit a new residential development and subdivision and for variances from the use provisions, lot area and lot width requirements, floor area ratio requirements and lot occupancy requirements to permit the construction of three row and four semi-detached dwellings in the one-family detached dwelling district and the low-density apartment house district at 3103-3109 18th St NE and at 1800-1804 Irving St. NE.

Granted the application of R. Whitworth Fletcher for a variance from the rear yard requirements to permit the conversion of an accessory building into a principal building to be used as a dwelling in the medium-density apartment house district at the rear of 1611 19th St. NW.

Granted with conditions a further hearing in the application of Eleanor D. Ditzen, et al, for a special exception to permit a private school (the Washington International School) and for a special exception to reduce the required parking by less than 25 percent and for a variance from the driveway width requirements in the one-family detached dwelling district at 3100 Macomb St. and/or 3029 Klingle Rd. NW. (the Tregaron Estate).

Deferred the application of Howard University for a special exception to permit an addition to the School of Religion as a college or university use in the one-family semi-detached dwelling district at 1240 Randolph St. NE.

Denied the application of Maurice A. Davis for a variance from the use provisions to permit a real estate office in the row dwelling district at 1702 First St. NW.

Granted with conditions the application of the Faith Baptist Church for a special exception to permit a primary school and for a variance from the parking requirements to permit the Capitol Hill Montessori School in the row dwelling district at 901 South Carolina Ave. SE.

Deferred the application of Larry Quillian for variances from the rear yard and off-street parking requirements to permit an addition to a non-conforming structure to be used as a restaurant in the community-business-center medium-densith district at 641 Pennsylvania Ave. SE.

Deferred the appeal of the Kalorama Citizens Association from the decision of Louis P. Robbins, principal deputy corporation counsel, that up to two or three mechanical amusement machines are allowed in the community-business-center medium-high- and high-density district and from the decision of the Zoning Administrator and the Permit Branch in issuing Certificates of Occupancy allowing mechanical amusement machines at 1812 Adams Mill Road NW. and 1792 Columbia Rd. NW.

Granted the application of Anita Isicson for variances from the prohibition against making an addition to a non-conforming structure which now exceeds the floor area ratio and lot occupancy requirements and from the lot occupancy and floor area ratio requirements to permit a rear deck addition to an apartment building which is a non-conforming structure in the low-density apartment house district at 2315 40th St. NW.

Denied the application of Milton O. and Doria E. McGinty for a special exception to permit a new residential development, for a special exception to permit accessory parking to be located on a lot other than where the principal use is located, for a variance from the floor area ratio requirements and for a variance from the requirement that a multiple dwelling have side yards if it does not share a common division wall to permit the construction of a 16-unit apartment house in the low-density apartment house district at 2599 Naylor Rd. SE.

Granted, subject to further review by the board the application of Embassy Row Hotel for variances from the lot occupancy and floor area ratio requirements to permit an addition to a hotel in the high-density building district at 2015 Massachusetts Ave. NW.

Deferred the application of Blair Road Limited Partnership for further processing of a planned unit development to permit construction of eighty-four dwelling units in single family and triplex units in the one-family detached dwelling district at 7413-7425 Blair Rd, 500-550 Brumel Court and 501-599 1/2 Brumel Court NW.

Denied reconsideration of the motion of opponents for reconsideration and the answer of the applicant to said motion in the application of Edward B. Harry, Lawerence W. Harry and Franklin L. Derrick, trustees of the estate of John B. Harry for a special exception to establish a parking lot for a Safeway Store at 4840 42nd St. NW.

Denied reconsderation of the motion for reconsideration in the application of George Washington University for a special exception to establish a parking lot as a college or university use in the medium-high-density apartment house district at 2140,2141 and 2146

Denied and reconsideration of the motion of opposition in the application of Georgetown Associates Limited Partnership and Georgetown Development Limited Partnership for a variance from the prohibtion against parking within 10 feet of the wall of a multiple dwelling which has openings for light and ventilation in order to permit a five-story addition to an existion apartment house inthe low-density mixed residential-commercial in waterfront areas district at 1024 Wisconsin Ave. NW.

Rescheduled for July the application of Salvage-Fogarty Company Inc. for a special exception to permit two semi-detached dwellings on lots with widths less than prescribed by the board and for a variance from the side yard requirements to permit the construction of two semi-detached dwellings in the low-density apartment house district at 902 and 904 Bellevue St. SE.

Did not reinstate the application of 1701 20th Street Limited Partnership for a special exception to extend a non-conforming use to permit a restaurant to be extended to the second floor and part of the rear yard in the medium-density apartment house district at 1701 20th St. NW.
