Sales of single-family homes and condominiums in the District declined by 30 1/2 percent in November from a year earlier, according to figures compiled by Rufus S. Lusk & Son, Inc. November sales totalled 484, down from 696 in November 1980. This was an increase from October's figure of 430, however.
December's totals, not yet available, are likely to show a rise in sales from November, also. Sales for all but the last four days of the month were 478.
Sales prices showed a decline in November from a year earlier, dropping from $117,530 in November 1980 to $108,675 in November 1981 for houses and from $74,565 to $70,485 for condominiums.

R. L. Bennet sold a home at 4337 Chesapeake St. for $105,000 to Mr. and Mrs. Lewis J. Saul. The seller took back a $84,000 mortgage at 12 percent interest for five years.
K. A. Tignor sold a dwelling at 419 Hobart Place for $55,000 to Herman L. Cooper.The seller took back a 10-year, $45,000 note at 14 percent.
E. H. Matlock, executor, sold a residence at 607 Jefferson St. for $52,000 to Mr. and Mrs. Victor L. Cox. The estate of L. J. Holmes placed a $44,000 mortgage of the property at 11 percent for five years.
Mr. and Mrs. A. T. Scurlock sold a home at 111 Rock Creek Church Rd. for $47,500 in cash to Mr. and Mrs. John M. Ellison Jr.
B. L. Bledsoe sold a dwelling at 5617 Sherrier Place for $120,000 to John and George N. Vassilas. The seller took back a 3-year, $90,000 note.
Mr. and Mrs. M. M. Witenstein sold a residence at 5730 Utah Ave. for $178,250 to Mr. and Mrs. Albert E. Stecklein Jr. The buyers paid cash.
Mr. and Mrs. D. Walls Jr. sold a house at 26 V St. for $45,000 to David A. Hubbard. Colonial Mortgage Service Co. placed a $44,700, FHA-insurced mortgage on the property.
Mr. and Mrs. J. T. Collier sold a home at 4441 Verplanck Place for $160,000 to Mr. and Mrs. H. Richard Schell. National Permanent Savings and Loan Association placed a $90,000, 30-year mortgage on the property, and the seller took back a 5-year, $22,000 second mortgage at 12 1/2 percent.
Mr. and Mrs. J. O. LaGorce sold a home at 3303 Volta Place for $480,000 in cash to Mr. and Mrs. William H. Leedy.
Mr. and Mrs. R. H. Mead sold a house at 3762 W St. for $115,000 to Laila F. Phillips. The seller took back a $92,000 note for five years.
H. M. Hintze sold a residence at 3800 W St. for $135,000 to Ronald E. Grow. Hintze took back a $120,000, 5-year mortgage with 12 1/2 percent interest.
Mr. and Mrs. R. L. Rogers sold a home at 4208 Fourth St. for $80,000 to Barry C. Abbott. The sellers took back a $72,000, 30-year note at 12 1/2 percent.

K. C. Miller Jr. sold a home at 3629 T St. for $117,000 to Peter M. Gibson. The seller took back a $81,900 note at 12 1/2 percent for three years.

E. B. Hardesty sold a residence at 4835 48th St. for $149,000 to Mr. and Mrs. Donald C. Tice. Colonial Mortgage Service placed a $44,000, 30-year loan at 15 1/2 percent, and the seller took back a note for $50,000 at 12 percent for five years. Northeast
