Local homebuilder organizations this week presented "awards of excellence"--based on design, construction, value and energy conservation--to area builders in their annual Finest for Family Living contest. Categories and winners included:

SINGLE-FAMILY HOUSES $90,000 or less: Fairfield Homes Inc. for the "Surrey" model in Heritage Harbor of Montclair; $90,000 to $120,000: Battlefield Builders for "Jefferson" model in Montclair; $120,000 to $150,000: Fairfield Homes for its "Bayport VII" model in Lynwood, Lake Ridge; $150,000 to $200,000: William L. Berry & Co. Inc., for the "Edgewood" model in Winterberry at Fairfax Station.

Houses priced $200,000 to $250,000: C.I. Mitchell & Best Co., "Meredith" model at Fallsreach in Potomac; $250,000 to $300,000: William L. Berry & Co., "Foxhall" at McLean Estates, McLean; $300,000 or more: LRW Corp.'s "Madison 48" at Summerwood in McLean.

SPECULATIVE HOUSES: Dennis Rourke Corp. for its "Garden House" at Normandy Place in Potomac.

TOWN HOUSES: $70,000 and under: Globe USA Inc. for "Durham" at Georgian Village in Sterling; $70,000 to $100,000: Scarborough Corp.'s "Claridge" model at The Twins of Lake Ridge and Michael T. Rose Associate Inc.'s "O" plan at Carriage Walk in Seabrook; $100,000 to $135,000: Poretsky & Starr Inc. for "The Lakeview" at Harbour Place in the Churchill Town Sector of Germantown.

Town houses priced $135,000 to $170,000: Felix Construction Corp.'s "Quarterdeck" at Westcove in Reston; $170,000 to $200,000: Comanduras & Cuticchia Ltd. for "Chesterfield" of Glen Carlyn in Falls Church; $200,000 or more: Robinson, Thayer & Clough Inc. for "The Ashton" at Rustfield in Fairfax City.

CUSTOM-BUILT HOUSES: $250,000 or less: O' Hara & Co. Inc. for "Tidewater at Barcroft" in the Barcroft area of Falls Church; $250,000 to $350,000: Fairfield Homes Inc. for "Popkins Farm" model in Alexandria; $350,000 to $600,000: Monroe Development for the Sharp family residence in Potomac; $600,000 or more: Crowell and Baker for "Kentsdale Estates" in Potomac.

PIGGYBACK/PLEXES UNITS: $60,000 or under: Porten Sullivan Corp.'s "Elmwood" model at Farmingdale in Germantown; $60,000 to $80,000: Kettler Brothers Inc. for "The Russell" at the Millrace in Montgomery Village.

CONDO/COOPERATIVE APARTMENTS: $60,000 or under: Almist Inc. for Woodburn Village in Annandale; $60,000 to $80,000: Burke Cove Associates for Burke Cove in Burke Centre; $80,000 to $100,000 and $100,000 to $150,000: International Developers for Montebello in Alexandria.

ENERGY EFFICIENCY: The grand award went to Clubhouse Court Ltd. Partnership for its "St. Andrews" model at Clubhouse Court in Reston.
