BOUNDARIES: River Towers is in the portion of Fairfax County often called Alexandria, about a mile and a half south of Old Town, just west of the George Washington Parkway.

SCHOOLS: Belle View Elementary, Sandburg Middle and West Potomac High schools.

HOME SALES: There are efficiencies and one-, two- and three-bedroom units in the three towers. Within the past six months, deluxe one-bedroom units have sold for up to $117,500, two-bedrooms have gone for $155,500 to $208,000, and a three-bedroom went for $275,000, according to Trudy Andrews of Re/Max Affiliates. Currently there are two units on the market: a deluxe efficiency priced at $75,000 and a deluxe one-bedroom at $139,000.

WITHIN WALKING DISTANCE: Fairfax County Recreation Center, which has an ice skating rink; Martha Washington Library; Dyke Marsh; Belle Haven Marina; the bus stop; and the Belle View shopping center, which includes a post office, Safeway, restaurants, hair salon, bakery, video store. The bike trail along the Potomac is three blocks away. The Huntington Metro station is about a mile away.

WITHIN 10 TO 20 MINUTES BY CAR: Old Town Alexandria, Reagan National Airport, Crystal City, the National Mall and the White House, the Beltway, Mount Vernon.
