In the past 12 months, 200 homes have sold at prices ranging from a $79,000 cottage in Aspen Hill with water access to a $1.2 million waterfront house in Grandview. There are 78 houses on the market at prices from $174,900 for a two-bedroom chalet with water privileges in Rose Valley to a $1.6 million waterfront house in Gordon-Sale. These figures do not include vacant lots.

WITHIN WALKING DISTANCE: The lake, which stretches for 17 miles, is in walking distance from most neighborhoods, but little else is.

DISTANCES: About 90 minutes from Capital Beltway; about an hour from Richmond, Charlottesville and Fredericksburg. Hospitals in Culpeper, Fredericksburg, Richmond and Charlottesville; 911 system at Lake Anna with emergency services in various towns around the lake.
