The hot neighborhood of Logan Circle in Northwest Washington may seem out of reach if you’re hoping to pay less than $400,000 for your next home. After all, the median sales price for homes in the District was $560,000 in August, according to Rockville-based Bright MLS. But if you’re willing to downsize a little to a one-bedroom condo, you can live within a short walk of Estadio, the Black Cat, Le Diplomate, Barcelona, Pearl Dive Oyster Palace and the Studio Theatre.

The one-bedroom, one-bathroom condo at 1245 13th St. NW, Unit 611, is priced at $384,000 and has a monthly condo fee of $538. The condo fee includes heat, air conditioning, gas, electricity and water bills. Property taxes are $1,767 annually. The condo was first listed in September at $389,000.

The prime amenity of this 644-square-foot condo is its location near 14th Street’s nightlife, dining and shopping options, along with a Whole Foods, a Trader Joe’s and three Metro stations. The building also has a rooftop deck with city views. The unit has an open floor plan, a new kitchen, a new washing machine and hardwood floors in the living areas. The condo doesn’t include parking.
