The median sales price for homes in Fairfax County, Va., was $475,000 in October, according to Bright MLS, but that doesn’t mean buyers with a lower budget are priced out of the market. Buyers willing to look at condos and compare the numbers may find one that matches their finances and their wish list.
For example, the condo at 3356 Woodburn Rd. #23 in the Woodburn Village condo complex in Annandale is priced at $314,900. Annual taxes are $2,644. The monthly condo fee of $644, while a little high, includes all utilities other than cable TV and a landline, which many people opt to skip. Community amenities, also covered by the condo fee, include a swimming pool, tennis courts, basketball courts, playgrounds, a picnic area and a community center with a party room. The condo comes with an assigned parking space.
Woodburn Village is adjacent to Inova Fairfax Hospital, close to the Beltway and Route 50. A bus stop at the community links residents to the Mosaic District, which has shops, restaurants and entertainment, and to the Dunn Loring Metro station for Orange Line service. Pine Ridge Park is across the street from Woodburn Village.
The 1,282-square-foot condo has three bedrooms and two bathrooms and is a corner unit with a balcony. The recently renovated condo has an open living and dining area with hardwood floors, ceramic tile in the bathrooms, recessed lighting and a renovated kitchen with stainless-steel appliances and granite counters. Laundry is in a common room in the building, along with a storage unit.
Assigned schools include Camelot Elementary, Jackson Middle and Fairfax High. The elementary and middle schools are rated above average by GreatSchools.org based on test scores and the high school is rated below average.
