If “newly built” is at the top of your list of house-hunting priorities and your budget tops out at $400,000, your options in the District are mostly limited to condos. In February, the median sales price in D.C. was $589,000, according to Bright MLS. Buyers looking for a property priced under the median may need to make some compromises on size or location, but they can still become homeowners.
For example, seven of the eight condos are available at the new Duet condo in Petworth at 507 Kennedy St. NW. The one-bedroom, one-bathroom units start at $325,000 and the two penthouse units, each with two bedrooms, one bathroom and a private roof deck, are the most expensive at $440,000. Kitchens include Calacatta marble counters, waterfall-side islands, white Shaker-style cabinets, a tile backsplash and stainless-steel appliances.
Residents share a garden and a community courtyard. Parking is available and the builder is pet-friendly. The neighborhood has a Walkscore of 86, which means most errands can be accomplished on foot. Shop, restaurants and entertainment are nearby, and the neighborhood is served by several bus lines.
