While the timing could not be better and Kimco Realty executives might want to claim they had a crystal ball about Amazon choosing to locate its second headquarters in Arlington, Va., plans for the Witmer apartments in nearby Pentagon City started about nine years ago.

The new 440-unit high-rise apartment building at 710 12th St. will be a mixed-use development with retail spaces within walking distance of Metro and across the street from the Fashion Centre at Pentagon City.

“Our Pentagon Centre site was known for years as ‘the hole in the donut’ in Pentagon City,” Geoff Glazer, senior vice president of national development at Kimco Realty, said in an email.

“It was an extremely well-located, single-story retail project with significant surrounding density,” Glazer said. “With the Metro station right at the corner, plus incredible views of downtown D.C. and the Washington Mall from the Capitol to the Lincoln Memorial, we knew this would be an unparalleled and in-demand residential location. Furthermore, the entitlements we’ve secured for additional density in the future will allow us to fully realize the highest and best use of this asset and create a true live/work/play environment.”

Glazer said future expansion plans for the Witmer have been in place for about four years.

The Witmer’s apartments range from a 521-square-foot studio to a 1,627-square-foot apartment with three bedrooms and three bathrooms. Rents range from $1,974 to $5,845 per month.

The apartments include keyless entry, a washer and dryer and an open kitchen with quartz counters, stainless-steel appliances and a glass-tile backsplash.

Building amenities include a courtyard, a fitness center, co-working spaces, bike storage, a pet spa, 24-hour concierge services and self-service package lockers with cold storage for grocery deliveries, as well as a rooftop with a swimming pool, grills and fire pits.
