Many buyers assume that the choice of a condo requires a compromise on space, but not every condo is tiny.

The lower price point of some condos is what attracts many first-time buyers to this housing type, along with less responsibility for exterior maintenance. A condo may be a smart option to consider, especially in an expensive housing market such as Montgomery County, Md., where the median sales price was $486,000 in January, according to Bright MLS. However, buyers need to evaluate the monthly condo association fee and what it covers as part of their financial analysis of a purchase.

For example, the condo at 3333 University Blvd. West #111 in the Waterford building in Kensington, Md., is priced at $289,999. Annual property taxes are $2,699 and the monthly condo fee is $986. That fee includes all utilities, exterior maintenance of the building and grounds, a master insurance policy and snow and trash removal. The seller is offering to pay three months of condo fees as an incentive to buyers.
