Low inventory has plagued would-be buyers in the District for a few years, leading some to purchase properties in poor condition and renovate them to meet today’s zoning codes and design tastes.

Buyers who lack the time, funds or skill to undertake a major remodeling project can benefit from the expertise of professional developers, but they have to move fast as the few newly renovated homes that come on the market tend to sell fast.

One new development, a group of seven condos at the Heights on Tenth, is set to begin selling soon by Compass Real Estate.

BlueWater Development purchased a vacant lot and the rowhouse at 3624 10th St. NW to develop seven new condos, priced at the $600,000s and up. The Heights on Tenth, within walking distance of both the Petworth Metro station and the Columbia Heights Metro station, has a Walk Score of 90 out of 100 points for its walkability. Shops, restaurants and nightlife in Columbia Heights, Petworth and along 11th Street are all easily accessible to residents.

All seven units have two bedrooms, two full baths, a den and an open floor plan. The kitchens include stainless-steel or ceramic farmhouse-style sinks, an island or a peninsula, natural stone counters and upgraded appliances.

The units have been prewired for audio systems and have built-in organizers in the closets. The bathrooms have natural stone floors, dual-sink vanities and frameless glass shower surrounds. The two penthouse units each have a private rooftop deck with a wet bar, a fire pit and panoramic views of the city.
