Boutique condos bring ‘urban rustic’ to D.C.’s Park View

Models recently opened at the Warder, a 13-unit condominium at 3542 Warder St. NW in the District’s Park View neighborhood.

The Neighborhood Development Co. developed the Warder, located east of Columbia Heights and Georgia Avenue NW and within walking distance of the Georgia Avenue/Petworth Metro station.

The neighborhood has numerous retail and residential developments, new restaurants and bars, Capital Bikeshare locations and is one block from the green space of the Old Soldier’s Home grounds.

The developers preserved the brick facade of the existing mansion on the site, constructed in 1911, while adding to the building with cedar planks and Hardiplank siding. The building has a common roof deck as well as private roof decks with views of the monuments and the skyline. Storage units and parking spaces are available for purchase.

The two-bedroom and two-bedroom-and-den units, priced from the low $600,000s to the upper $700,000s, have an “urban rustic” style with oversize windows, high ceilings, natural hickory hardwood flooring, exposed brick walls, stainless-steel appliances, matte black hardware and white marble counters.

Sustainable features include high-efficiency appliances, water-saving fixtures and energy-efficient lighting. Each unit has a different floor plan, ranging from 1,008 to 1,375 square feet.
