Just in time for opening day of the Nationals new baseball season, leasing has begun at First, a 325-unit apartment building under development by Grosvenor Americas at 1263 First St. SE in the District near the baseball stadium.

The mixed-use development, which includes more than 24,000 square feet of retail space and a Residence Inn by Marriott, is one block from the Navy Yard Metro station, a mile from Capitol Hill and one-fourth mile from the Anacostia Riverwalk Trail.

The LEED-certified building, designed by Hickok Cole Architects, was co-developed by McCaffery Interests, which is providing construction, leasing and property management services. Clark Enterprises is an equity partner in the residential and retail sections of the development.

The new apartment building includes a roof with stadium-style seating with views into Nationals Park, a swimming pool, a hot tub and a dog park. Other amenities include a fitness center, concierge services, a club room with a kitchen, pet-grooming stations and parking for cars and bicycles. The ground floor has multiple fast casual restaurants opening this spring and Declaration, a 3,500-square-foot restaurant from PRG Hospitality opening by the end of the year. Numerous other bars, restaurants and shops are in the Capitol Riverfront neighborhood.

Residents can move in now to a studio, one- or two-bedroom apartment, with rents ranging from $1,815 for a studio to $4,520 for a two-bedroom, two-bathroom unit with a den. One-bedroom units rent for $2,350 to $2,880. The apartments range from 445 square feet for a studio to 1,389 square feet for the largest unit. Fifty of the apartments will be offered at below-market rental rates.

Apartment amenities include floor-to-ceiling windows with river, stadium and city views, stainless-steel appliances, Silestone counters, a washer-and-dryer, engineered wood flooring, subway tile backsplashes and built-in USB chargers. Some units have a balcony or terrace.
