The Modern at Art Place, a development of the Morris and Gwendolyn Cafritz Foundation, will eventually be home to more than 900 apartments, a 47,000-square-foot Explore! Children’s Museum, an XSport Fitness Center and 170,000 square feet of cultural and art spaces.

Located at 400 Galloway St. NE in the District’s Fort Totten neighborhood, the first phase of the development is the leasing of 90 apartments that should be ready for tenants later this summer.

The Modern at Art Place will include original artwork, commissioned pieces and a communal space for local resident artists along with three apartment buildings. The first apartment building will have a rooftop swimming pool, three outdoor courtyards, a garden, bocce ball courts, a gallery designed for an indoor market and resident events, a yoga studio, an indoor fitness center and a tech center. The building is a three-minute walk from the Fort Totten Metro station.

The studio, one- and two-bedroom apartments, which have 494 to 1,189 square feet, include large windows, walk-in closets, full-size washers and dryers, stainless-steel appliances and zebrawood kitchen cabinets. Rents start at $1,475 for a studio, $1,765 for a one-bedroom and $2,625 for a two-bedroom unit.

The apartments will be operated by Bozzuto.
