A developer is offering some unique incentives to woo cost-conscious house hunters into considering one of its new townhouses in Rockville: a scavenger hunt and a discount of up to $30,000.

Home buyers in the Washington region are familiar with the rush to see a new listing and to slap down an offer before another buyer snaps up the property. On Oct. 15, the competition between buyers reaches a new level: Individuals and teams will race to collect clues at a scavenger hunt to win discounts off a newly built townhouse by EYA at Westside at Shady Grove.

“We thought it would be a fun way to get some attention for the townhouses at Westside during the fourth quarter of the year, when sales slow,” said Cedric Stewart, the team leader of Entourage RG of Keller Williams Capital Realty, the sponsors of the race. “Other agents have done these races in different markets, but this one is one of the biggest with a total of $100,000 in prizes.”

Registered participants will compete to collect clues found in the model homes and at the community’s Starbucks and complete challenges on their cellphones. Five winners will be announced after the race ends.

Winners will receive a discount of $30,000, $25,000, $20,000, $15,000 or $10,000 off a new townhouse by EYA at Westside. The townhouses, priced from the mid-$500,000s and up, have three or four levels and rooftop terraces. They are adjacent to the Shady Grove station at the end of Metro’s Red Line.

“If you’re planning on a buying a new construction house anywhere within 50 miles of this development, it would be worth it to come out to look at the models,” Stewart said. “If you like them, you may as well try for a chance to win a discount.”

The event will take place at EYA’s model homes at 16658 Crabbs Branch Way in Rockville.
