Buyers who want newly built houses and affordable prices sometimes struggle in the Washington region, but those willing to travel a bit to North Stafford in Virginia will find an abundance of options.

The planned community of Embrey Mill, set on 831 acres, will eventually have 1,800 houses and 285 acres of open space. Community amenities include a cafe, a swimming pool, a fitness center and five neighborhood parks, with more planned as the development grows.

Among the newest builders at Embrey Mill is Dream Finders Homes, ranked in 2017 as the second-fastest-growing national private home builder in the country by Builder Magazine.

Dream Finders will offer three floor plans initially to buyers at Embrey Mill, with 2,228 to 3,249 square feet. The single-family houses, as yet unpriced, will have three or four bedrooms and three or four bathrooms. Buyers will be able to purchase homes that are ready for occupancy or they can choose to personalize their houses when they buy pre-construction houses.

K. Hovnanian Homes will also build single-family houses at Embrey Mill, joining Atlantic Builders, Drees Homes, Integrity Homes, Miller & Smith and Stanley Martin Homes. Buyers will find a mix of townhouses and single-family houses, including some one-level houses in the development, with prices starting in the low $300,000s and low $400,000s.
