Eunice Potts was living last year in Montclair Va., about 35 miles southwest of Washington, and she was looking for a new home in the same state. But it was not to be. After a couple of months, she broadened her search to include the area around Waldorf in Charles County, Md.

Potts, who works as an IT specialist in Alexandria, Va., ended her quest at Stonehaven at St. Charles, about three miles east of Waldorf and 25 miles south of Washington. Lennar Corp. has been working for 15 years at St. Charles, a 9,100-acre mixed-use development, and Stonehaven, in White Plains, is one of the residential sections.

Cost and technology, Potts said, contributed to her decision to buy a three-level, 2,371-square-foot townhouse at Stonehaven. “Homes, on average, were, at minimum, $100,000 to $200,000 less expensive compared to homes I viewed in Virginia,” she said.

For smart home technology, Lennar partnered with Amazon to offer a standard package, with technical support, that includes a network hub, Amazon’s Alexa voice-control app and a Ring video doorbell. (Amazon founder Jeff Bezos owns The Washington Post.)

Potts also said that her commute to Alexandria takes about the same amount of time as when she lived in Virginia.

Lennar, based in Miami, became the largest home-construction company in the country after buying a competitor, CalAtlantic, in 2018. Lennar currently controls 6,500 home sites in St. Charles and builds about 200 residences a year in the development.

The Stonehaven section has 1,005 home sites — 357 for detached single-family houses and the rest for townhouses. The development of Stonehaven is about 35 percent complete.

Single-level living, in a detached house, is available in Stonehaven and elsewhere in St. Charles as Lennar is striving to cover all market segments.

“We have plans that meet the needs of the first-time home buyer to the growing family to the move-down buyer looking for single-level living, said Ryan Houck, the Maryland division president of Lennar.

Lennar markets the community as a luxury lifestyle resort, complete with clubhouses, swimming pools, a dog park and walking trails.

Potts bought a three-bedroom, three-bathroom townhouse with an Ellicott floor plan, one of three floor plans (Arcadia and Tydings II are the others) offered at Stonehaven. The things she likes best about it include the brick facade, the hardwood floors and the kitchen layout. “The most impressive feature is the six-foot [island] counter in my gourmet kitchen that has room for six bar stools so that I can entertain while cooking,” she says.

Potts, who moved in last year before the covid-19 pandemic rocked the world, said she found plenty of things to do nearby. She mentioned Tilghman Lake Park, Smallwood State Park and Gilligan’s Pier, a seafood restaurant near the Potomac River with live music.

In a recent conference call with shareholders, Stuart Miller, executive chairman of Lennar, talked about the pandemic’s effect on real estate sales. “With an increased focus on the health and safety of both our associates and our customers,” he said, “we have increased the number of digital closings, with digital document signings and, where possible, digital notarization.”

Transit: The community is very close to U.S. Route 301, which runs right through Waldorf. Maryland Routes 5, 228 and 210 are nearby. The Maryland Transit Administration runs four MTA commuter bus routes in the area, with a park-and-ride lot at St. Charles Towne Center.
