Michael Hale, an Air Force retiree, and his wife, Cynthia, moved four weeks ago into a luxury house in Waterford Estates, a development of 126 lots on 262 acres in the Bowie/Mitchellville area of Prince George’s County.

Their house sits on 21 / 2 acres and backs up to a couple of berms, man-made mounds of earth that provide privacy. “There’s nobody behind us. It reminds us of Alabama where we grew up,” Michael Hale said.

“The neighborhood sells itself. You drive around and can’t believe what you’re seeing. It’s so beautiful,” he added. “As soon as we saw the lot size, we fell in love with the place.”

All of the two-story brick-front houses are set far apart on spacious lots ranging from one to three acres, with gently curving streets that end in cul-de-sacs. Several residents were watering the flowers and young shrubs in front of their houses on a recent sunny Saturday.

“It’s unbelievably quiet. At night we hear every creature known to man. And our own family of six or seven deer hang out in our back yard all the time,” Hale said.

Newlyweds Adele and TyRon Edmond moved in last month. “We’ve got a new home, new marriage and new commute,” she said. They chose Waterford Estates because the location was midway between his office in Baltimore and hers in Washington.

“And we love the large lot. We wanted to be in a community where you can’t take a rock and hit the next house and you’re not forced to make small talk with your neighbor, yet everyone is friendly,” she said.

“Everyone cares about their lawn and the niceties of living there,” Edmond added. “It makes you want to add touches to your place.”

Up to seven bedrooms: The houses, built by K Hovnanian Homes and Stanley Martin Homes, are spacious. The smallest KH home is 3,625 square feet. Four bedrooms are standard, with a fifth optional. It’s not uncommon to end up with six or seven bedrooms, said Pearl Murphy, a K Hovnanian sales consultant.

Bedrooms can be easily converted. A home office can be set up, a library or a study can be furnished or a little parlor can be outfitted.

Shauna Vernal recently signed a contract for a floor plan allowing design and construction of a bedroom-bathroom-sitting-room suite on the main level for her mother, who will join her and her two children. “Multi-generational living is popular, and our homes are conducive to that,” Murphy said.

Nine-foot ceilings and large windows make the rooms bright and airy. Brushed-nickel light fixtures and satin-nickel door hardware are custom touches. Base moldings are extra-wide and decorative trim is installed across the first floor.

Close to shopping: Wegmans Woodmore is located on McHugh Drive in Lanham, Costco-Woodmore is in Woodmore Towne Centre, also in Lanham, and Best Buy is on Collington Road in Bowie. Bowie Town Center, Westfield Annapolis Mall and Annapolis Town Center offer shopping and restaurants.

Six Flags America theme park, Woodmore Country Club, and the Enterprise and Renditions golf courses are 10 to 15 minutes away.

“We’re close to everything. It’s only a 10-minute drive to shopping centers in every direction,” Hale said.

Transit: Roughly 20 to 25 miles northeast of Washington, Waterford Estates is easily reached via Interstates 495 and 95, and U.S. Route 50, which leads to New York Avenue or Central Avenue, which feeds directly to Capitol Hill.

Baltimore-Washington International Airport is not far and the MARC train, which provides frequent service to Union Station, has a station at Bowie State University.

Schools: Woodmore Elementary, Ernest Everett Just Middle and Charles Herbert Flowers High.
