When you get what you want for your family, it’s a blessing. That’s how Sofia Graham said she and her husband, Sean, felt when they found a home in Marrwood East, a rising development in Aldie, Va.

“I’d just graduated from grad school. I passed the state exams and am a licensed clinical psychologist. Now’s the time we’re thinking of expanding our family and we want more space,” she said. They looked around and found out that moving was easier said than done.

“A new house had to meet all our needs. My husband’s 9-year-old son, Reace, needed to get there easily from his mother’s home in Ashburn, and my mother-in-law was going to live with us, so the house had to be multigenerational,” Graham said.

Something was missing from all the properties they viewed. Then out of the blue they found Marrwood East.

The 13-acre development comprises 35 single-family houses on quarter-acre lots along Moon Glade Court, which ends in a cul-de-sac. It’s situated to the east of the several-years-older Marrwood community. Both are part of the greater Stone Ridge area.

The Catholic Diocese owns 27 acres west of Marrwood East and plans to build a church and school on it. “My mother-in-law is a devout Catholic, and this new church will make her happy,” Graham said.

Comstock is offering six models: Keswick, Savoy, Astor, Dartmouth, Montauk and Savannah. Three are built and available to walk through. The Astor is furnished, while the Dartmouth and Montauk are not. Prospective buyers can walk or drive along Moon Glade Court to select a house site, which are marked by ground-level signs reading ‘house site available.’ Seven homes are sold, and 28 are for sale.

Flex space: “We came across the Comstock sign randomly at the end of a long day looking,” Graham said. “We saw it on Route 50.” But the property seemed hard to find quickly. They were tired and drove home.

“The next day, my husband and Reace biked back [from our home in Stone Ridge],” she said. Her husband called after looking at the model and said, “ ‘You’ll love this.’ ”

It turned out to be exactly what they were looking for.

“We fell in love with the house. And at the end of the day it meets all our needs. For my husband, his son, my mother-in-law and myself,” she said.

Her mother-in-law will occupy the spacious walk-out basement that has a nine-foot ceiling, and she can readily walk out to the yard with her dog. In addition, she’ll have a wet bar, which will function as a small kitchen area.

The main living floor has a shared living room and mud room “that’ll be the perfect place to get undressed, unwind and step into the home,” Graham said.

The covered deck in the back corner of the house between the dining and family rooms offers a two-sided gas fireplace, and “we jumped on that,” she said.

Upstairs there’s personal living space provided by an optional addition over the garage, which they plan to use as a media room, lounge and children’s play room.

Most of the property is bare now. Construction is expected to start in February, and the Grahams hope to move in June. “We’ll be there all the time watching the house go up. We want to take pictures so we can make a collage when it’s finished,” she said.

Kathleen and Darius Grayson will join the Grahams in watching their house takes shape. “We’ll be there for the step-by-step process,” said Kathleen Grayson. They chose a site offering a bit more privacy than most of the others. Her husband loved the basement with its separate media room. “That’ll be fun for him,” she said.

“What captured me was the kitchen setup,” she added. “I liked that it opened into the living room, so the entertainment layout was good. And the covered deck and double-sided fireplace off the living room means we can eat out there and do great entertaining.”

But what put the house over the top were the two master-suite closets. “A girl has to have closet space, and I love that they’re not part of the bedroom but between the bedroom and bathroom,” she said.

Amenities, shopping: Together with the greater Stone Ridge community, Marrwood East will share three swimming pools, a clubhouse with cafe, a library that stocks toys and books, an activities room, and a fitness center with treadmills, weights, stationary bikes and ellipticals.

Gilbert’s Corner Regional Park, a mile away, spreads across 156 acres of trails, woodland, creeks and countryside. There are children’s programs and venues to rent for events.

Stone Ridge Village Center is a commercial plaza with a bank, a pharmacy, a salon and fast-food outlets. Giant stores are in Ashburn and Chantilly, Harris Teeter and Food Lion are in Chantilly, and Safeway is in Middleburg.

Schools: Arcola Elementary, Mercer Middle, John Champe High.

Transit: There’s no public transit. Marrwood East is in Loudoun County off Virginia Route 50/John Mosby Highway, 37 miles west of the District. Middleburg is five miles away, Chantilly and Leesburg are 13 miles, Sterling is 15 miles, Herndon and Dulles International Airport are 18 miles, and Arlington is 30 miles away.
