The Fox Hill retirement development, which sits on a 16-acre wooded preserve near Burning Tree Country Club in Bethesda, is a gated condominium community reserved for residents age 60 and older. After a 15-month hiatus in sales and marketing, Fox Hill reopened for sales in April, and 16 homes have already been sold and 15 deposits have been accepted.
Re-introductory pricing for the condos start at $400,000 and go up to $1.2 million for a three-bedroom home with a den.
“The new prices are about 30 percent lower than the prices were when Fox Hill opened for sales in October 2008,” says Kristin Ward, president of Retiring by Design, the marketing firm for Fox Hill. “We all know what happened in October 2008, but unfortunately the financing structure in place at Fox Hill at the time didn’t allow for prices to be lowered to accommodate the new reality in the housing market. Now the owners have restructured their loan so we’ve been able to reduce the prices.”
Ward says that about 40 percent of Fox Hill is now sold. Prices will be raised by 3 to 5 percent in January, and then she anticipates they will be raised once or twice per year after that to reflect buyer interest.
The one-, two- and three-bedroom condos have Craftsman-style architecture, nine-foot ceilings, granite kitchens, hardwood or ceramic tile flooring and a fireplace, plus garden, woods, plaza or golf-course views. The homes have 834 to 1,995 square feet of space.
Community amenities include resort-style dining in four venues, organized social activities for residents, a fitness center, an indoor pool, a spa and salon, a wine cellar, a performing arts center, art studios, recording studios, on-site banking, a business center, a woodworking shop and an outdoor putting green.

Golf icon Jack Nicklaus, his wife, Barbara, and his family are building an estate steps from the Jack Nicklaus Signature Golf Course at Creighton Farms in Aldie, an unincorporated village in Loudoun County.
The house, located off the ninth green of the golf course, is sited within the North Villas section of the community’s Nicklaus Village.
Construction is underway on the 5,500-square-foot custom home, which is being built based on a hand-drawn sketch by Jim Brown, president of Creighton Enterprises. The house has a traditional design with multiple porches, an angled entryway that opens into a foyer with a grand circular staircase, four bedrooms, four full baths, one half bath, high ceilings and an expansive kitchen and family room for entertaining friends and family.
The Bozzuto Group and MGL Partners have begun construction of the Frasier, a mid-rise apartment community with 249 residences to be built in Alexandria.
The $75 million development, anticipated to be move-in ready by spring 2015, will include a courtyard with an outdoor kitchen, television and games; a lounge area with a fire pit and a waterfall; and a swimming pool and sun deck. The community also will have a fitness center with a yoga room and a great room with a game space, an Internet lounge, a library, a hearth area and a demonstration kitchen.
The Potomac Yard Center, which includes restaurants, shops and a movie theater, will be in walking distance. A proposed Metro station, which is in the planning stages, would provide an additional transportation option within walking distance of the Frasier.

The annual D.C. Design House, a fundraiser for Children’s National Medical Center and a showcase for local interior designers and landscape designers, starts each year with an epic house-hunting project.
The organizers of the D.C. Design House have started looking now for the perfect location for the 2014 event, and though the property can be in anywhere inside the Capital Beltway, the other requirements aren’t exactly easy to match.
In order to be considered as a host site for the D.C. Design House, the home must be vacant from March through May 2014 and, ideally, offer 4,000-plus square feet of space, including multiple bedrooms, bathrooms, a kitchen or two, living, dining and family rooms and an outdoor space. It must also offer a separate location for boutiques, such as a lower level, detached garage or pool house. Preferably the home will have at least 20 or more rooms that can be designed by the D.C. area’s top interior designers. Since the D.C. Design House attracts hundreds of visitors over several weekends, a location close to Metro or with easy parking is crucial as well.
So far, each Design House has been on the market for sale before, during and after the Design House, but that’s not a requirement. Anyone who would want to donate their house as the Design House during those months would be considered.
One hundred percent of the proceeds from the Design House goes to Children’s National Medical Center.

Avery-Hess has already added the Silver Line to its site so buyers who want to purchase a home even before the stations open can find listings as close as one-fourth a mile from the locations.
“The mobile site also has local market statistics that we update weekly and information on schools such as their ranking on education.com ,” says Maynard.
