It’s just a small tract of land off Braddock Road in Fairfax County, Va., three acres to be exact, but the promise of spacious newly constructed houses easily convinced seven families to move there.
The first contract in Kenilworth, a new community of nine single-family homes, was written in late 2016 and another six followed quickly. “I was selling remotely until our grand opening on June 10th when the furnished model was ready,” said Brian Brandt, the sales manager. Only two home sites are left for sale.
The two-story plus basement Craftsman style houses about 24 miles west of the District are built by Christopher Companies, a local business founded in 1974. “This is considered close-in compared to many Virginia communities farther west,” said Brandt.
He described a mix of people attracted to the property.
“Move-up buyers going from a townhouse to a single-family; growing young families who need more space; ‘relos’ [people relocating] from out of state; residents from elsewhere in Fairfax who want to be closer to Washington; aging baby boomers who don’t want to move to Florida; and grandparents who want to live with their children and grandkids. That’s what this house can do. It’s good for everyone,” he said.
Run-around room: Lauren Morea and her wife Katie Moyer fell in love with the layout and open floor plan. “There’s room to entertain, the kids can run around,” said Morea, of their sons aged 9 months and 2, “and we can see everyone.”
They especially loved the kitchen, she said, which is huge with a spacious island, good-sized area for a breakfast table, walk-in pantry and even a little hallway off the kitchen with another counter top and additional cabinets.
They moved to the metropolitan locale last fall from Ohio. “We knew we wanted to buy but decided to rent first to get an idea about the area. So we’re living in Vienna now in a rental,” said Morea.
Kenilworth offered the opportunity to have a brand new home built from scratch.
They visit the construction site weekly. “Watching the house go up is really exciting especially for my son,” she said. “One week there were no walls, the next week there was a wood frame. The week after that there was brick, then siding, then dry wall inside.”
Windows are large and natural light pours into all rooms and onto the second floor hallway because a window is installed midway between the two floors overlooking the staircase.
Mark and Gzne Brown moved in a couple weeks ago with their five children, ages 2 to 19. “We’re totally excited. We only lived half-mile away but still,” said Mark Brown. “When our eldest daughter chose Virginia Tech in Blacksburg, Va., we decided to stay in Fairfax and looked at places in the same school district so our younger children wouldn’t have to change schools.”
“Now we’re getting settled. I’m putting in an irrigation system that’ll automatically water the grass and flower beds so I won’t be out there with a hose. I had one in our last house and loved it,” he said.
“And I’m looking forward to building a deck off the back door by the kitchen and a patio in the next few weeks,” he added. “We expect to be here till all the kids finish high school.”
The Kims, Steven and Tammy, hope to move in by end of the year. For Steve Kim it’ll be like coming home again. “I’m familiar with the area,” he said, “because I grew up there and it’s close to my childhood home. My parents still live there. We wanted to be close to family, which was one of the attractions.” They also like house layout and neighborhood. “We wanted a sense of community and Kenilworth gives us that.”
What’s nearby: It’s unlikely parents will move to Kenilworth because a child is attending George Mason University two miles to the west; nevertheless the college is a convenient location reference point. Holmes Run Stream Valley Park with playground, tot lot, picnic area, ball court, grass and trees is in the vicinity. And Lake Accotink Park with old-fashioned carousel, picnic spots and boat rentals is another popular attraction.
University Mall Shopping Center is across the street from GMU and offers abundant retail, movie theater and Giant supermarket. Fair Oaks Mall, also in Fairfax, has many shopping outlets. There are several Safeways in Fairfax, a Costco Wholesale Warehouse Club, Walmart and Target within a few miles.
Schools: Laurel Ridge Elementary (K-6), Robinson Secondary (7-12).
Transit: Kenilworth sits on Braddock Road/Virginia Route 620, which is at Exit 54 off the outer loop of the Beltway/Interstate 495. Virginia Route 50 is to the north. Kim called the location “very commuter friendly.” He works in the Dunn Loring area and his wife works in Fairfax. Morea works in Alexandria and her wife drives to work in Falls Church.
Local commuter rail service via Virginia Railway Express is available on two lines that run to Union Station Metro stop on the Red line. Five VRE stations are in Fairfax County. A Metro bus stops along on Braddock Road.
