Situated in the middle of Alexandria is Potomac Yard, a sprawling townhouse and condominium development. Its several hundred homes reflect various architectural features found in historic Alexandria: dormer windows, balconies, bay windows and front porches.

The curb appeal was a plus for Sarah Arth and her husband, Terry. But that wasn’t the primary feature that drew the couple to the development. The location — within walking distance of Del Ray and Old Town, and a short drive to the District — was the deciding factor, Sarah Arth said.

Arth lived in Alexandria for 10 years before moving to Potomac Yard, and in Mount Vernon before that. The first part of the development was opened in 2012 by Pulte Homes, and the builder has been adding new sections since then.

“There is so much growth happening, and we are excited about it all. It is really coming together as a community,” Arth said.

Private guest suite: Potomac Yard offers three home styles: “Urban Lofts,” which are two-level condo apartments; the Estate series of three-level townhouses with detached garages; and the Executive series, extra-spacious four-level townhouses with rooftop terraces.

Deciding on a condo, the Arths purchased the largest corner unit. “We love our home. The architecture, floor plan, the space and everything,” she said.

The homes come with hardwood floors and 10-foot ceilings on the main level, granite countertops and recessed lighting.

The Executive townhouses have more than 4,000 square feet. They come with three bedrooms, up to 41 / 2 bathrooms and a separate two-car garage with a guest suite above it. The open floor plans allow for a dramatic view from the front door into the great room, dining room and kitchen.

An owner’s suite and a home office occupy the second floor; two bedrooms and a 23-by-13-foot recreation room occupy the third floor. A bonus room and a rooftop terrace take up the fourth level.

At approximately 2,700 square feet, the Estate townhouses come with two bedrooms, 31 / 2 bathrooms, a two-car garage, a rooftop terrace and a bonus room.

“Every home is different because of the architecture and changes in size and layout,” said Luke Rowand, a sales consultant at Potomac Yard.

Features in the Estate series include a dual-sided fireplace that can be enjoyed from the roof terrace, a wet bar in the bonus room, a stone wall in the great room and a gourmet kitchen.

The Urban Lofts are also spacious, ranging from 1,736 square feet to 2,800 square feet. They come with attached one-car garages, three bedrooms on the second level, 21 / 2 bathrooms and a balcony.

Rowand said that buyers especially like the standard high ceilings and hardwood floors on the main level.

Sports and dog park: Community amenities include a 24-acre park, playgrounds with age-specific equipment, a dog park, tennis courts, soccer fields, picnic areas, and jogging and biking trails that connect to the Mount Vernon Trail.

“We love the park and go there every day we can with our daughter. We especially love that we don’t have to do yardwork but we can walk across the street and have this great park at our disposal,” Arth said. “This is our back yard.”

Transit and shopping: Buyers are drawn to Potomac Yard because of its proximity to the District, nightlife, dining, retail, a future town center and the possibility of a Potomac Yard Metro station, said Rowand.

Potomac Yard is within walking distance of the Braddock Road Metro station, a 10-minute ride to or from Washington.

While Potomac Yard Shopping Center is right down the street, there’s also planned on-site retail and commercial development.
