When your building is adjacent to train tracks, a railroad-inspired theme is a natural fit.
“We named our new condo development Pullman Place after the Pullman railroad cars, which were the Mercedes-Benz of rail cars,” says George Chopivsky, managing principal of the Fortis Companies, developer of Pullman Place.
The lobby of the 42-unit Pullman Place at 911 2nd St. NE in Washington features a wall of reclaimed wood that is echoed with strips of reclaimed wood next to each unit that resemble railroad ties. Chopivsky plans to install black-and-white photos of some of the Pullman cars in the lobby when it’s complete.
Some of the units face the train tracks, allowing residents to watch the Acela arrive and depart for New York City.
“Pullman Place is on a quaint narrow residential street, but within a five-minute walk you are in the epicenter of everything from the H Street corridor to Union Market and the Uline Arena,” says Chopivsky. “The building is above the train tracks behind Union Station, which are illuminated at night for a really animated view.”
Ethan Clark, a buyer at Pullman Place with his partner, lived near American University when he first moved to the city for graduate school and has been renting near 14th and U streets NW for the past three years.

“Our priority was to stay in the city and be close to nightlife and restaurants but not necessarily live on top of them,” says Clark. “Our unit overlooks Parker Street which has applied for historic preservation status. It’s a little street of rowhouses, each one painted a different color.”
Clark says he is looking forward to getting to know the neighbors in the new building as well as the neighbors in surrounding homes. Pullman Place has a roof terrace with grills and a direct view of the U.S. Capitol building. Some units also have a view of the Capitol.
“The site allowed us to design a wide building rather than a deep and narrow one, so the units are wide open and airy, with lots of glass,” says Chopivsky. “We’re one of the first buildings to be finished on the west side of H Street, and we designed the building with about 65 percent of the units either a two-bedroom or a one-bedroom with a den because young buyers and empty-nesters want some extra space.”
Movable island: Three upper-level duplexes are available, each with a large outdoor terrace.
Unit 502, a one-bedroom, two-bathroom residence with a den, has 923 square feet and is priced at $659,900. This unit has an open floor plan with a large but movable center island, a living area and dining area with a row of large windows overlooking a street of colorfully painted rowhouses. This level also has a half-bath and a closet with a stacked washer and dryer. A few steps up is an open den, which has open steel railings. Upstairs, a loft bedroom overlooks the den and has a row of skylights with operable blinds. Nearby are a storage closet, a walk-in closet and a full bathroom. Near the closet is a wall of windows and a glass door to a large roof terrace.

Unit 504, which is similar to 502 but slightly larger at 958 square feet, is priced at $699,900.
The largest unit, 503, is a two-bedroom, two-bathroom residence with a den that has 1,163 square feet and is priced at $749,900. This unit has an open floor plan on the main level, with one bedroom and one bathroom. Upstairs are a loft bedroom with skylights, full bathroom, walk-in closet and den with a glass door to a private terrace.

One of the smaller units, 207, a one-bedroom, one-bathroom residence with 689 square feet, is priced at $449,900. This unit has an open floor plan with a private balcony off the living and dining area, an office niche near the bathroom and a walk-in closet in the bedroom.
Building amenities besides the rooftop terrace include a fitness center, bike storage and extra storage for homeowners. The building has 14 parking spaces available for $40,000 each to buyers of the two-bedroom and penthouse units.
What’s nearby: Clark says he and his partner are used to walking everywhere on 14th and U streets and are looking forward to walking to Union Market and to H Street.
“Pullman Place is the edge of NoMa and H Street and Capitol Hill and near the Mall, which makes it easy to explore all those areas on foot,” says Clark.
Residents can walk to bars and restaurants on H Street such as Le Grenier and Boundary Road and to restaurants in NoMa. Union Market, which has numerous cafes and specialty food shops under one roof, is less than one mile from Pullman Place. Residents can walk to the renovated former Uline Arena, where a 51,000-square-foot REI outdoors store has become a destination for events and shopping.
Four grocery stores (Whole Foods, Trader Joe’s, Giant and Harris Teeter) are within a three-block radius of Pullman Place.
Schools: Wilson Elementary, Stuart-Hobson Middle, Eastern High.
Transit: Residents can walk to Union Station for Red Line Metro service and VRE, MARC and Amtrak trains, and to NoMa Gallaudet Station for Red line services. The area is also served by several bus routes, the D.C. Circulator and the D.C. Streetcar.
