This peaceful part of the world is the setting of Blue Ridge Estates, a 10-acre community of 20 luxury houses in Purcellville, about 10 miles west of Leesburg, in Loudoun County. Dream Finders Homes is offering five basic floor plans there, with house sizes ranging from 3,435 to 6,970 square feet.
“We’re finding that buyers are downsizing from significantly larger square-footage and sizable properties like 10 to 20 acres, or they have extended families and are looking for more space without acreage,” said Laura Schulien, new-home sales consultant for Dream Finders Homes.
Schulien added, “When people come here, they’ll get to know their neighbors and make new friends, which wasn’t so easy to do on a multi-acre lot.”

Home buyer Kathy Wiegel echoed that sentiment. “It’s a small, intimate community,” she said. She signed a contract in early March. Construction is scheduled to begin soon.
“I got the smallest house [a Waterford] with the biggest lot. It backs to the golf course,” said Wiegel, who will be moving in with two of four daughters, Shelby, 16, and Tara, 22. She will be moving from the village of Waterford, about seven miles northeast of Purcellville, where she has been living on 12 acres.
The model home: The community’s model home, a Westbury, has more than 6,000 square feet. It has an array of white columns along the front, where the porch is up three steps. The spacious entry foyer blends on one side with a dining room, staged with a table and eight chairs, and on the other with a living room.
Straight ahead is the primary, open-plan living area. A rectangular table surrounded by eight chairs occupies the middle of this space. On one side is the great room, with a couch, soft chairs, an optional fireplace and an optional room extension. On the other side is the kitchen, with two sinks, a small one in the island and a standard-size one beside the dishwasher. An optional bedroom and bathroom are behind the kitchen.
The second floor has four bedrooms, each with an en suite bathroom and walk-in closet. “This house is ideal for people who want true privacy because every bedroom has its own bathroom and more [closet space] than you can imagine,” Schulien said. “We believe people have belongings and personal possessions, and we’re offering someplace to put them.”
The standard Blue Ridge Estates package has an unfinished basement, but the basement in the model home has optional finished space for a bedroom, a bathroom, a rec room and sitting areas. The houses come with garage space for two or three cars per plan. The model home has a one-car and a two-car garage.
Nearby: Purcellville is a historic town with many restaurants and independent shops. The W&OD Trail is a couple of minutes from Blue Ridge Estates. Loudoun Golf & Country Club, founded in 1927, abuts the community and has an 18-hole course, tennis courts and swimming pools.
The train station, listed on the National Register of Historic Places and Virginia Landmarks Register, can be reserved for meetings and events.
The library has programs for adults and story times for children.

Transit: A connector bus stop is a block away from the community, and a Metrobus park-and-ride lot is about 1.5 miles away.

Features: Vinyl siding with brick or stone accents is standard for exteriors. Buyers can upgrade from vinyl to fiber-cement siding. Houses come with garage space for two or three cars per plan. In the kitchen, buyers have a choice of quartz or granite countertops. Kitchens have Whirlpool Elite Series stainless-steel appliances and a five-burner gas stove with a hood that vents to the outside. Bathrooms have birch vanities by Timberlake, elongated toilets by Gerber and chrome plumbing fixtures by Moen. Ceilings are nine feet high on the three levels. Stairs between the first and second floors are oak.
