The million-dollar home isn’t what it used to be. Once considered high-end or luxury, properties that sell for around $1 million these days are nice but not spectacular. A few are mansions, but many are unremarkable family homes. Some are condos.

Million-dollar homes have become far more common in the Washington area. According to the real estate blog UrbanTurf, 1 in 5 homes in the District costs more than $1 million. This year, 12 D.C. neighborhoods have at least 10 percent of their homes priced above $1 million. In additional to several neighborhoods in Northwest Washington, Brookland, a hot enclave in Northeast, is among the 12.

It’s not just the District where $1 million homes are proliferating. The real estate website Zillow found that the percentage of homes listed for sale above $1 million has grown to 6.6 percent of all listings in the D.C. region this year, up from 4.6 percent just six years ago.

While home buyers bemoan the rising prices and homeowners rejoice at them, some areas of the country have home values much steeper than ours. In Seattle-area Zip code 98039, where Microsoft’s Bill Gates and Amazon.com’s Jeffrey P. Bezos live, Zillow found that 99.7 percent of homes are worth $1 million or more. You might wonder who can afford these homes. To give you an idea of how much it would cost to own a $1 million property, we asked Realtor.com to figure out how much a homeowner would spend monthly on a mortgage. Based on a 20 percent down payment and a 30-year fixed-rate mortgage at 4 percent, the monthly mortgage payment would be $4,927, including insurance and taxes. To keep within the general guidelines of spending no more than 30 percent of your gross income on housing, a home buyer would need to earn at least $197,106 to afford a $1 million home.

Within the $1 million price range, the type of home you can buy varies depending on where you look. In pricey urban areas, you are unlikely to find a detached house. But the farther from the city center you travel, the more house and land you can get for your money.
